Managing pest control across a portfolio needs three things a one-off booking doesn't: consistent reporting you can file per property, scheduling that fits changeovers rather than the other way round, and a clear written finding on cause when a landlord and tenant disagree about who pays.

Reporting you can actually file

The practical problem with pest control across a portfolio isn't the treatment, it's the paperwork. Different providers, different formats, nothing consistent to attach to a tenancy file.

Every job we do comes back in the same shape: property, date, what was found, what was treated, and any building condition likely to cause a recurrence. That last field is the one property managers tell us they use most, because it turns a recurring complaint into a maintenance item with a cause attached.

Cause, in writing

The most common thing we get asked for is not a treatment - it's an answer to who's responsible. Fleas in a property with no pet usually means rodents. Cockroaches in one unit of six usually means the building, not the tenant. Rodents in a roof usually means an entry point that predates the tenancy.

We put what we find in writing, plainly. It doesn't decide the matter, but it's usually enough for everyone to agree without it going further.

Scheduling around changeovers

We work to whatever cadence your portfolio runs on. For most managers that means treating at changeover where the property is vacant, plus responsive call-outs during tenancies. For larger portfolios a standing arrangement removes the per-job booking overhead entirely.

Can you tell us whether the landlord or tenant is responsible?
We can tell you what we found and what caused it, in writing. Whether an infestation stems from the building or from how the property is being used is usually clear once you know the entry point or source - and that's normally enough for both parties to agree.
