Why changeover is the right moment

Treating an occupied rental means working around a tenant's belongings, their pets and their schedule, and it usually means partial access to the exact spaces the pests are using - subfloor, roof space, wardrobes, behind appliances.

An empty property removes all of that. It's faster, more thorough, and cheaper, and it lets us deal with proofing work at the same time rather than treating around the problem.

The documentation matters as much as the treatment

For a rental, what was done and when is not an administrative detail - it's the evidence that decides who pays if a problem resurfaces. We provide a dated report covering what was found, what was treated, and any building conditions that need attention.

That last part is often the useful bit. If the same property keeps having rodent problems, the report will say why: an open subfloor vent, a gap at the eaves, guttering dumping water against a wall.
